    Wellings Capital has identified a short list of asset types that are recession-resistant and provide predictable income and equity growth.

  • OPERATOR SCREENING

    We are screening operators who are experts in their asset class with proven track records through previous recessions. Character, background checks, performance, investment philosophy, risk tolerance, access to projects, debt capacity, and more are evaluated.

  • MARKET/ASSET DUE DILIGENCE

    Though it is tempting to rely on the operator’s experience and wisdom, we perform a thorough analysis of market and assets when investing in individual acquisitions. This has resulted in a number of decisions not to invest in assets that didn’t meet our risk tolerance or other factors.

  • INVESTMENT

    After a careful study of the operator, geography and asset, Wellings Capital allocates capital at an asset or fund level.

  • QUARTERLY DISTRIBUTIONS

    As a yield-focused investment firm, our goal is to increase equity and distributable cash flow every year. We invest with operators who plan to refinance or sometimes sell assets in approximately 4 to 7 years. This allows us to distribute a majority of investors’ principal back to them yet allow us (and thus our investors) to continue our ownership stake for the long term. By receiving back untaxed principal, investors are able to significantly increase their returns by re-investing into other assets of their choice while maintaining cash flow from their original investment in our fund.

  • EXIT

    We select operators with a long-term view. Our holding periods are listed as “up to ten years or more” which means that if all goes as planned, investors may receive their principal back and also enjoy cash flow for many years to come. At the close of the fund, we may have the opportunity to roll proceeds forward through a 721 Exchange, which allows us to move capital forward with no capital gains and start asset-level depreciation over again. Investors will also have opportunities to cash out if desired.


THE STEPS ARE AS FOLLOWS

  • Schedule introductory call with an us. During this call, we will look to understand your investment needs and determine if we are a match for your portfolio.
  • Complete a 1-on-1 portfolio consultation and verify investment allocation (Cash, Trust, self-directed IRA, etc.).
  • Register to become an approved investor and gain access to our multifamily investments.
  • Invest in high-quality commercial real estate projects so you can receive quarterly cash flow and/or stable equity growth.
