After a comprehensive property evaluation we use investor equity and well structured debt financing, e.g., Fannie Mae, Freddie Mac, to acquire 100 to 300 unit apartment assets that deliver yield and equity growth in their first year and beyond.
During our hold period, typically 4 to 7 years between liquidity events, we consistently improve the asset by driving occupancy, increasing gross income, decreasing expenses, and maintaining or improving property grade. The ultimate result is an investment that can provide quarterly yield and annual equity growth.
As a yield-focused investment firm, our goal is to increase distributable cash flow every year. After purchasing and holding a multifamily property for approximately 4-7 years, we will then execute one of two equity strategies depending on market conditions and optimal profitability. The first is to refinance to get access to new capital to purchase an additional property and continue to hold the property. The second is to sell the property via loan assumption and look to redeploy capital via 1031 exchange into a larger asset or multiple assets.
