Asset Management Associate

As an Asset Management Associate, Cole is responsible for influencing each investment's success in completing its business plan, from investment to disposition.

For him, this looks like reviewing monthly and quarterly financial packages our operators provide, asking intentional questions and monitoring key financial metrics like OER, NOI, DSCR, and Debt Yield. Cole also compares the financials to the initial Pro Forma, as well as Annual Budget, to track performance against expectations. When necessary, he conducts site visits with the operator to get a first-hand perspective on the condition of the property and find solutions to inefficiencies.

Cole also leads quarterly update calls with operators, receiving high-level updates on the market, as well as the investment's operations. He compiles the data from those calls, as well as the financial reviews, into the investment updates that go into the quarterly investor reports.
